What Bathroom Remodeling in Highlands Ranch Actually Involves

You bought your home for the layout, but the builder-grade tile has never been right. The grout is cracking. The fixtures are dated. And somewhere in the back of your mind you are wondering what is actually happening behind those walls.

What We Find in 7 Out of 10 Highlands Ranch Homes Built Before 2010

  • Builder-grade tile installed over inadequate substrate with no waterproofing layer
  • Shower pans sloped incorrectly so water sits instead of drains
  • Framing not properly reinforced where heavy tile or a soaking tub will load it
  • Early signs of moisture damage at the subfloor before visible symptoms appear

A proper bathroom remodel addresses what is behind the walls before it addresses what you see. That is the difference between work that holds up for 20 years and work that starts showing problems in three. This is why one-day remodels fail.

BUILT FOR COLORADO CONDITIONS

A Bathroom That Will Not Fail

When homeowners in Highlands Ranch choose Bramlet Home Improvement for their bathroom remodel, they get long-term performance, not hidden water damage waiting to surface. Colorado’s dry climate does not eliminate the risk of moisture inside a shower enclosure. Waterproofing failures happen everywhere, including high-value homes in Highlands Ranch and the BackCountry community.

How bathroom Remodels are built at Bramlet Home Improvement:

  • A shower foundation designed to prevent future water damage
  • Reinforced structural support so tile does not crack or shift
  • Professionally constructed shower pans that drain properly without pooling
  • Advanced waterproofing systems like GoBoard, Schluter Kerdi, and Laticrete Hydroban for long-term protection
  • Precise slope and drainage alignment to protect your home behind the walls

Why Colorado's Climate Still Creates Hidden Shower Problems

Colorado’s 300+ days of sunshine create extreme temperature swings, freezing nights, and 70-degree afternoons. This expansion and contraction cycle stresses grout lines and sealants faster than in humid climates.

When combined with hard water from mountain snowmelt, you get mineral build-up that masks early leak signs, accelerated grout deterioration, and premature caulk failure in thermal zones. The mold horror stories you hear about in wetter climates mostly do not apply here. What I find when I open up a failing Highlands Ranch shower is almost always rotting subfloor from a slow leak, not black mold in the walls. The fix is structural.

Common Questions About Bathroom Remodeling in Highlands Ranch

How Long Does a Bathroom Remodel Take in Highlands Ranch?
Most single bathroom remodels take 2 to 4 weeks from demo to punch list, depending on scope. A full primary suite with plumbing relocation and custom tile runs closer to 4 to 6 weeks. I give you a timeline estimate before we start and I tell you directly if anything changes mid-project. There is no point in a rosy estimate that does not hold.

Do I Need a Permit for a Bathroom Remodel in Douglas County?
Yes, if the scope involves plumbing, electrical, or structural changes. Most full bathroom remodels require a permit in Douglas County and the City of Littleton. I handle permit pulling as part of the project. You do not have to navigate the county process yourself. Unpermitted remodel work creates real problems when you sell or refinance, and I do not do it.

What Is the Best Waterproofing System for a Tile Shower?
The right system depends on your layout. For most Highlands Ranch showers, I use GoBoard because it waterproofs at the substrate level and installs cleanly. For complex layouts with multiple direction changes, I prefer Schluter Kerdi. For curbless shower pans, Laticrete Hydroban gives me the best results. I pick based on what each job calls for, not on which system is fastest to install.

What Is the Difference Between a Tile Shower and an Acrylic Shower Liner?
An acrylic liner is a prefabricated panel glued over your existing walls. It installs fast and costs less upfront. A tile shower is built from the substrate up with proper waterproofing, mortar, tile, and grout. Tile showers built correctly last 20 to 30 years. Acrylic liners typically fail at the seams within 5 to 10 years because they do not address what is behind the walls. I do not install acrylic liners.

Should I Convert My Tub to a Shower in Highlands Ranch?
If you have at least one other tub in the house and you are not planning to sell within the next year or two, yes in most cases. Most Highlands Ranch homeowners who convert a primary bath tub to a shower use the space more and like the layout better. The return on a conversion is not primarily about resale value. It is about daily use. I cover this in detail in the tub-to-shower conversion guide.

Is Bramlet Home Improvement Licensed in Douglas County?
Yes. Bramlet Home Improvement is a licensed bathroom remodeling contractor in Douglas County and the City of Littleton, Colorado. All work is permitted, inspected, and compliant with local building codes in the communities I serve. That matters when you sell, refinance, or need a repair handled five years from now.
