Bathroom remodeling in Castle Pines Village, without the headache
You’ve lived around that bathroom long enough. No one uses the jetted tub, and you’re not even sure when the last time was that it was properly cleaned. The shower squeezed into the corner has always been the worst part of your morning. That’s not what HOME is supposed to feel like!
I’m Jacob Bramlet, owner of Bramlet Home Improvement. We’re a licensed Douglas County bathroom remodeler, and we work inside the Village gates on full remodels, primary suites, custom tile showers, and luxury guest bathrooms. I’ve been building bathrooms in Douglas County since 2017.
How a bathroom remodel works inside the village gates
The Castle Pines Homes Association has clear rules for contractors. They are not hard to follow; they just need to be part of the plan from day one, not something the contractor figures out at the gate.
| Village rule | What it means for your remodel |
|---|---|
| Contractors enter 7:00 a.m. to 6:00 p.m., Monday through Saturday | I build the schedule on a six-day week. Tile setting, grout, and cure times get planned to fit this schedule and minimize disruptions to your regular day. |
| No contractor work on Sundays or seven national holidays | New Year’s Day, Easter Sunday, Memorial Day, the Fourth of July, Labor Day, Thanksgiving, and Christmas are off the calendar before we set a start date. |
| The resident must clear every contractor | You add us in the neighborhood app or call Emergency Services Dispatch. I send you our names and vehicles ahead of time so the gate is quick. |
| No roadside parking | One crew, parked in your driveway. Deliveries are timed so trucks aren’t waiting on the road. |
| Oversized deliveries follow the same hours | Tile, a stone slab, or a freestanding tub is scheduled for a weekday morning inside the window. |
| Design Review covers exterior changes | A bathroom remodel that stays inside the house usually doesn’t go to the DRC. A new window, a roof vent, or anything that changes the outside does. Your sub-association reviews it first. |
How a bathroom remodel works inside the village gates
The Village started in the early 1980s, and custom homes have gone up here ever since. Most primary bathrooms are large, but big doesn’t mean they work well.
Custom Homes from the 80s through the 90s
The original custom builds, most never fully remodeled.
- Large jetted tubs on a raised deck under a window, used a few times a year
- A small separate shower squeezed into a corner, with tile over drywall or an old mortar bed
- Brass fixtures and cultured marble tops. Lots of floor space, but very little storage
- Slow leaks at the tub deck or shower pan that have softened the subfloor underneath
Newer custom and cluster homes
Built from the 2000s on, including the cluster home neighborhoods.
- Good bones, but finishes picked for resale instead of real life
- Showers built fast with a basic pan and no real waterproofing system
- Owners who want to make this their forever home or who want a curbless shower before they need one
- Secondary and guest baths that never got the same care as the primary
A big bathroom isn't the same as a good one
I walk every homeowner through what I call the functionality and elegance scale. Every choice in a bathroom sits somewhere between pure function (durable, easy to clean, no drama) and pure elegance (the statement piece). In a Village home, people often feel they have to push everything toward elegance, but you don’t. The best primary bathrooms I’ve built put the money into the few pieces you see and touch every day, and keep everything else simple and tough.
Most of the time, that means pulling the tub deck, gaining a much bigger shower, and adding a freestanding tub (only if you’ll actually use it.)
Bathroom remodeling services for Castle Pines Village homes
Primary suite remodels: Pull the tub deck, rebuild the layout, and add a large walk-in or curbless shower, double vanity, and heated floor. See our total bathroom remodel service.
Custom tile showers: Curbless entries, linear drains, benches, steam, and frameless glass. More on the custom shower remodel page.
Tub-to-shower conversions for secondary and guest baths: Details on our tub-to-shower conversion page.
Aging-in-place showers: A zero or low threshold, a fold-down bench, grab bars, and a handheld sprayer that look like they belong in the house.
Every shower gets a real waterproofing system chosen for its layout: GoBoard, Schluter Kerdi, Wedi, or Laticrete Hydroban. On a curbless shower, I check the subfloor depth first. Some framing has the room to recess the pan, and some needs more work to get there. I fully explain your situation before you sign.
How much does a bathroom remodel cost in Castle Pines Village?
Most primary bathroom remodels in Castle Pines Village run $18,000 to $45,000+, because Village primary suites tend to be large. A guest bath can start around $10,000. The cost increases for moving plumbing, curbless showers, stone tile, and steam.
$10K–$18K
GUEST AND SECONDARY BATHS
Same footprint, no plumbing moves. New tile shower or tub-to-shower conversion. A new vanity, toilet, fixtures, and floor.
$18K–$28K
PRIMARY BATH REFRESH
Full gut, but no (or little) footprint change. Custom tile shower, better fixtures, and room for a heated floor.
$28K–$45K+
MOST VILLAGE PRIMARY SUITES
Tub deck removed, plumbing moved, a large curbless or walk-in shower, freestanding tub, upper-range Kohler or Hansgrohe fixtures, and stone or large-format tile.
What's in a Village estimate
- Permit fees, based on the scope of the job.
- Any hidden repairs I can see coming, like subfloor under an old tub deck. If I find more once the walls are open, I show you before anything changes.

How a Castle Pines Village remodel runs, start to finish
1
A visit to your home
You clear me at the gate, and I measure and look at what the bathroom looks like now. Most people have a practical reason to remodel, like a leak or planning to age in place. Most also just want a bathroom they love. We plan for both.
2
A written scope and price
Layout, waterproofing system, fixtures, permit fees, and schedule, all spelled out.
3
Selections and permit
We work together to select tile, glass, fixtures, and the vanity. We order before demo, and I pull the permit while the materials arrive.
4
The Build
One crew, Monday through Saturday inside Village hours. Demo, framing and subfloor repair, plumbing, waterproofing, tile, fixtures. Floors protected from the front door to the bathroom.
5
Final Walkthrough
Final inspection signed off, every fixture tested. Done once. Done right.

Castle Pines Village bathroom remodeling questions
How much does a bathroom remodel cost in Castle Pines Village?
Most primary bathroom remodels in Castle Pines Village cost $18,000 to $45,000 or more. A guest or secondary bath in the same footprint typically starts around $10,000 to $18,000. Large Village primary suites that remove a tub deck, move plumbing, and add a curbless shower, stone tile, or steam usually land at $28,000 to $45,000 or more.
Is Castle Pines Village part of the City of Castle Pines?
No, the Village at Castle Pines is a gated community in unincorporated Douglas County. The City of Castle Pines is a separate city to the north. Most Village homes also use a Castle Rock mailing address, but the Village isn’t part of the Town of Castle Rock. If you’re not sure which one you’re in, call me and we can work it out based on your address (303) 903-6303.
Can you take out the old jetted tub and put in a bigger shower?
Yes, and it’s one of the most common things we do in a Castle Pines Village remodel. Removing a raised tub deck usually frees up enough room for a large walk-in or curbless shower, and a freestanding tub can go in its place if you’ll actually use one. At Bramlet Home Improvement, we always check the subfloor under the old deck first, since slow leaks there are common in older homes.
Is Bramlet Home Improvement licensed to work in Castle Pines Village?
Yes. Bramlet Home Improvement is licensed and insured in Douglas County, which covers Castle Pines Village. We pull the permit and schedule every inspection.
What days can contractors work in Castle Pines Village?
From what we have gathered, contractors can enter the Village from 7:00 a.m. to 6:00 p.m., Monday through Saturday. Contractor work is not allowed on Sundays or on major holidays like New Year’s Day, Easter Sunday, Memorial Day, the Fourth of July, Labor Day, Thanksgiving, and Christmas. The homeowner usually has to clear each contractor through dwellingLIVE or Emergency Services Dispatch, and roadside parking is not typically allowed.
Do I need HOA approval to remodel a bathroom in Castle Pines Village?
Usually not for work that stays inside the house. The Castle Pines Homes Association’s Design Review Committee reviews exterior changes. If your bathroom remodel adds a window, a roof vent, or anything else that changes the outside of the home, it needs approval from your sub-association first and then the Design Review Committee. Call the HOA if you’re not sure.
How long does a bathroom remodel take in Castle Pines Village?
Most single bathroom remodels take 2 to 4 weeks of construction. A large primary suite with moved plumbing and custom tile takes about 4 to 6 weeks. Village contractor hours allow work Monday through Saturday, and Bramlet Home Improvement orders all materials before demo so the job doesn’t stall waiting on deliveries.
